The day before your arrival, you will receive an e-mail with all of your check-in instructions.
CHECK-IN TIME IS 3 P.M. AND CHECK-OUT IS AT 10 A.M. Check-in may be extended to 5 p.m. during the busy season.
DAMAGE/RESERVATION DEPOSIT- By accepting this reservation, you are agreeing that we can charge your credit card/security deposit for any missing items and damage to the cabin or its contents. Also:
- If heater is not left at 55 degrees and pipes freeze as a result, all repair costs will be charged. If you smoke in the cabin, you will be charged for cleaning the carpets, furniture and drapes. If you bring pets without our written permission, there will be a $250 fee. If you do not remove all trash, you will be charged $25 per bag. If the hot tub is left in a condition that it needs to be drained, cleaned and refilled, you will be charged $100.
Please remember that these are people's homes. Please be respectful and leave the house in the same condition that you found it. Normal use, such as toilets, showers and floors, will be cleaned by BBDC. But if the cabin is left messy, you will be charged an additional cleaning fee of $25 per hour. Please wipe all surfaces clean, pick up all trash, wash all dishes. This is not a complete list. We just ask that it is left in good condition.
The SECURITY DEPOSIT PROTECTION PLAN covers unintentional damages to the rental unit that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If, during your stay, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Full details of the Security Deposit Protection coverage are contained in the Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to Big Bear Dream Cabins any amount payable under the terms and conditions of the Security Deposit Protection.
VACATION RENTAL INSURANCE: CSA Vacation Rental Insurance has been offered with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection.
CANCELLATIONS: A 30 day notice is required for most cancellations. A 60 day notice is required for winter and holiday cancellations. Cancellations that are made more than 30/60 days prior to the arrival date are subject to a $100 cancellation fee. Cancellations or changes that result in a shortened stay, or that are made within 30/60 days of the arrival date, forfeit the full payment, even if we are able to re-book the nights. We recommend that you purchase travel insurance.
We reserve the right to cancel any reservation. Some properties do have minimum stay requirements. If your reservation does not meet the requirements, you will be contacted to add nights or the reservation may be cancelled.MAXIMUM OCCUPANCY- The maximum number of guests is regulated by city ordinance and your contract. You will be evicted if more guests than agreed to on your contract are found to be at the house, with no refund.
PARKING – Limited to one vehicle per bedroom. Vehicles are to be parked in driveway/garage only.
STORM POLICY/ROAD CONDITIONS – We do not refund due to weather or road conditions or other acts of nature. We will make every effort to remove snow before guests arrive, but due to road conditions and timing of storms we cannot guarantee a specific time that it will be done. Customer understands and agrees that BBDC and snowplow company are not responsible for damage to hidden objects, such as vehicles. Because Big Bear sometimes experiences huge storms, decks, BBQs and hot tubs may become unusable.
This cabin is privately owned. The owners and/or rental company are not responsible for any accidents, injuries or illness that occur while on the premises.
No parties are allowed on the premises. City Ordinance requires quiet between 10 p.m. and 8 a.m. If we are notified of a party, you may be evicted without refund and charged additional cleaning fees. Check all rooms carefully. We are not responsible for left behind items.
Renter understands that the property manager or other designated person may need to enter the premises during your stay for repairs or other reasons.
If the cabin you rent becomes unavailable, due to sale of the home, booking conflicts, or other reasons, we will move your group to another house of equal or greater accommodations of our choosing. No refunds.
No refund will be made due to mechanical failures, power outages or malfunctions with TVs or other equipment, or for sighting of insects or other animals. Spider webs and dust happen in the mountains and show up quickly, even when we have cleaned the house the day before. No refunds. Due to lots of guests, carpets get stained fast, even though we clean them frequently. No refunds.
The person agreeing to this contract must be over 18 years old and is the sole responsible person regarding the behavior of his/her guests in this home.
IMPORTANT: Many of our houses have alarm systems and we turn them off right before 3 p.m., so do not enter the house early unless prior arrangements have been made. If you set off the alarm, you will be charged a $125 false alarm fee.
If you arrive and the cleaning crew is still working, you are not allowed to enter the house for any reason until they are done. When we have back to back rentals, it may take longer than 3 p.m. to get it ready for you. Please be patient, they will finish as quickly as possible.
Renter and BBDC agree to mediate any dispute or claim arising between them, in Victorville, CA. If not resolved, each agree to binding arbitration before an arbitrator in Victorville, CA. Mediation or Arbitration fees will be paid by each party.This agreement and all attachments constitute the entire agreement and changes will not be considered unless authorized in writing by BBDC.
I agree to all terms and conditions of this agreement. I hereby give permission to charge my credit card for the amounts listed. I agree that all rental monies are non-refundable per cancellation policy above.
